Hi, I'm Coyeatta Lee, and if you're new here, welcome. If you've known me for a while, this feels like a good time to reintroduce myself.
I'm beginning a new chapter in my real estate career with eXp Realty, and with that new chapter, I'm also giving this little corner of the internet a fresh start.
I've called Nassau County home with my family since 2016, and over the years I've watched Northeast Florida change quite a bit. I've watched new neighborhoods take shape, businesses open, roads change, families move in, and communities grow.
Nassau County alone grew by about 18% between 2020 and 2025, making it one of the fastest-growing counties in Florida.
There is a lot happening here.
And that's exactly what I want this blog to be about.
Yes, I'm a REALTOR®. I help people buy and sell homes throughout Northeast Florida.
But I've never believed real estate is only about bedrooms, bathrooms, interest rates, and square footage.
When you're moving, especially when you're moving your whole family to an area you don't know very well, you have completely different questions.
What is it actually like to live here?
What's the difference between Yulee and Fernandina Beach?
Where is all this new construction happening?
What's being built down the road?
How far will I be from Jacksonville?
What should I know before buying new construction?
What does $400,000, $500,000, or $700,000 actually buy here?
And sometimes the question is simply, "Coyeatta, where do I even start?"
That's my favorite kind of question.
Ask me. I'll help you figure it out.
Northeast Florida isn't one single type of community, and that's part of what makes helping people move here interesting.
You can find island living and historic charm around Fernandina Beach and Amelia Island. You can head west into Nassau County for more land and a different pace of life. Yulee continues to grow and gives buyers access to newer communities, shopping, Jacksonville, the airport, and the beaches.
The housing markets within Nassau County can also look very different from one another. Current market data illustrates that clearly. Realtor.com's August 2026 data shows a median listing price of about $447,000 in Yulee compared with roughly $697,000 in Fernandina Beach.
That's why I don't think "Where should I live in Northeast Florida?" has one right answer.
The better question is: What kind of life are you trying to build here?
Then we work backward from there.
I work with buyers, sellers, first-time homeowners, growing families, military families, people relocating to Florida, and people who already live here but are ready for something different.
As a military spouse and mom of five, I also understand that a move affects more than the person signing the contract.
You're thinking about commute times, finances, activities, routines, community, the kids, where you'll grocery shop, how much house you actually need, and whether a neighborhood that looks perfect online will work for your everyday life.
Those details matter to me.
My job isn't to convince you that every house is "the one."
My job is to give you good information, tell you what I know, find answers when I don't know, and help you make a decision you feel confident about.
This isn't going to be a blog filled with generic articles written just to say I have a real estate blog.
I want it to become a useful resource for people who live here, people thinking about moving here, and homeowners trying to understand what's happening around them.
We'll talk about the Nassau County and Northeast Florida housing market, new construction, community growth, local development, buying and selling, Florida homeowner considerations, relocation, military moves, neighborhoods, and the things happening around our communities.
I'll also answer the questions people actually ask me.
Sometimes that will mean breaking down market numbers. Sometimes we'll talk about a new development coming to Yulee. Sometimes we'll compare communities. Sometimes I'll explain a confusing part of a real estate transaction in normal language.
And sometimes we'll just talk about what makes Northeast Florida home.
Moving to eXp Realty marks a new chapter in my business, but it doesn't change why I do this.
Faith first. Family rooted. Community minded. Real estate with purpose.
That's still me.
I'm excited about growing my business, continuing to learn, using better technology and resources for my clients, and building something that reflects the way I actually want to serve people.
And I'm especially excited about what we're going to build here.
